A high-altitude Park City mountain home that ate two asphalt roofs in eighteen years. We solved it with standing seam.

The Problem.

This Park City mountain home sits at 7,800 feet. Brutal freeze-thaw cycles every spring. Ice dams forming every February. The previous owner had replaced asphalt shingles twice in eighteen years — each time after another winter of damming caused interior water damage that took out drywall, insulation, and one priceless built-in bookcase.

When the new owners bought the place, they came to us with one brief: "We want a roof we'll never have to think about again."

The Solution.

Standing seam metal — but done the right way for Wasatch winters.

24-gauge Galvalume panels in Dark Bronze, custom-formed on-site so every length runs continuous from ridge to eave with zero horizontal seams (the most common failure point in lesser metal roof installs).

Hidden fastener system. No exposed screws to back out and leak over a 50-year service life. The clips that hold each panel down let the metal expand and contract through Park City's 100-degree annual temperature swing without fatiguing.

Self-adhered ice and water shield over the entire deck — not just the eaves. Snow guards installed along every roof edge to shed snow in controlled batches instead of avalanches onto cars and people below. New flashing at chimneys, sidewalls, and the connection where the lower roof meets the main wall (the place ice damming had destroyed twice).

The Outcome.

Six-day install. Two winters in service so far.

Zero ice dams. Snow sheds cleanly in controlled batches. The owners spent the last two Christmases at the house without checking ceiling corners for water stains. Fifty-year finish warranty, projected 60-80 year panel service life. This is the last roof this house will need.
